Many expatriates come to Nepal for some job. Their stay in Nepal is short term,
medium term or long term, whatever duration they come for, they want to make
their stay pleasant. For this one of the main factors is the "home" they live
in. This proposal has been prepared to guide them find a suitable house "Chhugaon"
ward no. 11, Kartipur municipality
INTRODUCTION
The house in located 1 km from main road of Kirtipur leading to Bhakte Pati.
This 1 km portion access road is graveled and planned to be black topped very
soon within this year. House is built on 1-4-0-0 ropanies (approximate 600
square meters) of land. It is a R.C.C frame building with slope roof. Walls are
made of brick work in cement mortar. Doors are made of wood and windows are
fitted with glazed shutters. Land is enclosed by a 5' tall boundary wall made of
brick masonry in cement mortar. Location of the building is tranquil and
pleasant with market nearby for daily commodities.
THE HOUSE
This is a 2 storied house with one bed room with attached bathroom and changing
room in the upper floor other part of the upper floor is terrace.
Ground floor has spacious living room with attached bathroom, a kitchen with
dining space and one bed room with attached bathroom. It is fitted with modern
lighting fixtures. All the three bath rooms are made for comfort and elegance.
OTHER FACILITIES
GARAGE: The garage is made suitable for large jeeps and a motorcycle. It is
brick masonry in cement mortar shed with CGI sheet roof.
SERVANT QUARTER: It is a one room house suitable small servant family or single.
A separate toilet block is provided outside.
WATER SUPPLY SYSTEM: The house has its independent water supply system. Two
large solar panels are fitted for hot water. Enough hot water is available in
all the bathrooms and kitchen.
ELECTRICITY: The facility of electricity is adequate with 30 amps. Normally
people have either 5 or 15 amps only. If we have to make maintenance work it
provides adequate energy.
GARDEN: A well maintained garden with a small pond is there in the front of the
house, which provides pleasant looks to the house and environment.
KITCHEN GARDEN : There is a kitchen garden enough to plant seasonal vegetables
at the back yard the house.
TELEPHONE : One line, telephone is available at present.
RENT- Rs. 25,000(Twenty Five Thousand only) excluding tax.
CONCLUSION
It is a beautiful house located in a tranquil rural setting in Kathmandu valley
with beautiful view of mountain range and Chamadevi pahad (mountain) behind the
house. The location is very safe in all respect. It has good neighborhoods.
Access is also good, not far from main road. It is very suitable for comfortable
living.
